Dear Neighbors,

New Property Manager
Recently, the owners of EMS announced a 70% increase of the management service fee.  The HOA Board voted to terminate the agreement with EMS and establish a new contract with another property management company.   The Board selected Capital Property Solutions (CPS) to serve our community as of November 1, 2022.   

CPS will be sending out an introduction letter in the next few weeks.   This letter is intended to introduce CPS to you, describe how homeowners can set up their online account and how to make your annual dues payment.  

Annual Dues
CPS will send out our annual HOA Dues notices in December. Annual dues are due by January 31st.  Please pay promptly as a 10% late fee of the annual dues will be applied to all accounts with an unpaid balance on February 1, 2022.   An increase in dues was approved by the board which will take our annual dues from $454 to $480.

Dear Homeowner,

You may have noticed that some homeowner’s mailboxes are looking a little tired and in need of some maintenance and repair.  We would like everyone to inspect their mailbox and make repairs, paint or replace their mailbox and post, as needed, this summer.  All mailboxes should be green with a white post and greenhouse numbers on the FRONT SIDE ONLY of the post.  Posts should not be leaning or have rotted wood.

The following is a checklist to guide you through your own inspection:

1 Faded post paint Paint the sides of the post with white paint.  Paint the house numbers (FRONT SIDE ONLY) with Hunter Green paint
2 Damaged mailbox Replace the mailbox with a new one.  You may purchase a new mailbox on-line from Home Depot.  The mailbox you should purchase is:

Elite Medium Size Galvanized Steel Post-mount in Green.

3 Faded mailbox You may spray paint the mailbox with Hunter Green spray paint
4 Leaning post Straighten the post and make it level on all sides
5 Rotted wood Replace all rotted wood

All homeowners are receiving this letter and in some cases no repair is necessary.  Please take appropriate action if your mailbox needs attention.  According to the Heritage Lakes Declaration of Covenants section 7.11 SIDEWALKS; MAILBOX, it’s the homeowner’s responsibility to maintain their mailbox.   

An inspection will be made in September to identify homeowners who have not made the necessary repairs to their mailbox.  We are giving homeowners approximately three months to make the necessary repairs.  After this grace period, a $50 per month fine will be assessed on homeowners who do not repair their mailbox during this period.  A monthly fine will be assessed each month until the mailbox is maintained.  

The positive impact is huge when everyone does their small part!

Dear Neighbors:

Happy Summer!  Hopefully everyone is healthy and safe.  Things are starting to return to normal with the announcement that the Hilliard fireworks will be on July 3rd!  It is always an exciting time in the neighborhood with people celebrating with family and friends and our excellent view of the fireworks.

You may have noticed the annual flower planting throughout the neighborhood including the Heritage Lakes entrance, Heritage Lakes median, and Impatience Park.  You may also have noticed that a lot of dead trees were removed from the Heritage Lakes median, Fairway Commons and Impatience Park. Plans for some tree replacements are in the works.   

Flowers were not planted at the entrance to Fairway Commons this year due to the construction of a crosswalk on Alton Darby scheduled this summer.  For more details see the Heritage Lakes website.  

Impatience Park is also getting a face lift with the removal and replacement of dead trees and bushes and the restacking of the stone wall.  Be sure to check it out and also visit the little library while you are there.  This is part of our ongoing effort to keep the neighborhood looking fresh.  

You should be receiving a letter in the mail from our Property Manager soon asking all homeowners to repair or replace their mailbox.  A copy of this letter will also be posted on our website https://heritagelakeshilliard.org/news/.

We want to thank all homeowners who have been doing a great job taking care of their property by cutting their grass regularly, trimming bushes, trees and shrubs, mulching, edging and weeding their lawns.  Although the vast majority of our neighbors are doing their part in keeping the neighborhood beautiful, we continue to have a problem this time of year with some neighbors who do not maintain their lawns to our neighborhood’s standards.  We ask these neighbors to do their part, not only to avoid HOA fines but more importantly to be good neighbors!!  

As this is the season for construction projects and making changes to the exterior of homes, please don’t forget to seek approval for all exterior projects from the Architectural Review Committee (ARC).  More information can be found on our website https://heritagelakeshilliard.org/architectural-review-form/.
