Dear Heritage Lakes Homeowners,
The Heritage Lakes HOA Board and the Architectural Review Committee (ARC) have adopted an updated Architectural Review Policy, effective March 6, 2026. This policy is being implemented to maintain our community’s aesthetic standards and property values.
ALL exterior projects must receive written pre-approval from the ARC before any work begins. This requirement applies to all exterior projects, including, but not limited to:
- Painting (even the same color)
- Roofing, gutters, windows, and doors
- Concrete, landscaping, and tree removal
Failure to obtain written pre-approval before starting any exterior project constitutes a violation of the governing documents. To ensure consistency and fairness, substantial fines will be assessed for non-compliance with this policy.
In the event that exterior projects are completed without prior approval, you will be required to submit a retroactive ARC application for review, pay all applicable fines and may be required to undo work at your own expense.
Before you start any exterior projects, you are required to complete the ARC Request Form and submit it to the ARC Committee for review. The full policy and forms are available on the HOA website:
